How a holding deposit works — and how you protect it

This is the one point in renting where your own money is at risk. Worth two minutes before you pay any.

What a holding deposit is
It reserves the property for you while referencing runs. By law (Tenant Fees Act 2019) it's capped at one week's rent, and it isn't an extra fee — when the tenancy goes ahead it counts toward your first month's rent.
The 15-day window
Once you pay, the home comes off the market for you and referencing starts. There's then a 15-day window (extendable if both sides agree) to finish referencing and sign.
The four ways it can be kept
Giving false or misleading information — including anything that doesn't match what you said earlier, like income or affordability. Not having the Right to Rent in the UK. Withdrawing. Or not taking reasonable steps to get the tenancy signed — going quiet, not returning forms, letting the deadline pass.
When it must come back to you
If the landlord withdraws, the deadline passes and that wasn't down to you, or the landlord or agent doesn't do their part — their delay is never your loss. Refunds are due within 7 days, and if any of it is kept you must be told why in writing.

Do I need ReadyTenant to view or apply for a property?+

No. Never. ReadyTenant is entirely optional and makes no difference to whether you can view or apply for any property — with anyone. It exists to save you time after a landlord says yes.

How does this help with holding deposits?+

Can I cancel?+

Yes — you have a 14-day right to cancel with a full refund. If you ask us to start your checks right away and your report is fully delivered inside those 14 days, the cancellation right ends when the report is delivered.
